PWH Summer Party

Parkwood Hills will host their Independence Day Party on Saturday June 29th from 12pm to 4pm in the pool/park area. It is a fun event for everyone including food, music, and water slides.

Dear Neighbor,
 
We are pleased to announce the pool is scheduled to be on this Saturday May 25th at 1pm pending weather.
 
Let’s all work together to make this the best pool season yet. Please keep in mind that this is not a public pool, but a private one.  Some people like to sit by the pool for relaxation, some people use it to read or study, others enjoy the company of their neighbors, and the children use it to play and swim.   Please be kind and considerate of your neighbors at all times by following the pool rules. These rules are in place to limit closures, reduce accidents, and enhance everyone’s time at the pool. Please share these rules with your family members.  Thank you for your cooperation and wishing everyone a safe and enjoyable swim season.
 
Pool Rules
 
Absolutely no glass containers allowed in fenced pool area. People found with glass will be asked to leave the pool area. If we find broken glass in and around the pool we must close it per Olathe policy, drain it, and power wash it. This takes several days and costs the community a lot of money for water usage fees and labor.  The association will seek reimbursement from the violator, approximately $2,000, along with possible suspension from use of pool.
Food is allowed only under the covered patio
All pool visitors must enter using their own pool access key
Young children that are not toilet trained must wear a swim diaper. We have to close the pool per Olathe policies when fecal matter is found. Please be attentive to your children’s swim wear to avoid any unnecessary closures.
Limit of three (3) guests. Please be considerate to your neighbors so that they have room to enjoy the pool as well. Guests must be accompanied by homeowner at all times. 
No one under 16 years old is allowed without adult supervision.
There is no lifeguard on duty.
No loud music
No profanities
No smoking or vaping within the fenced area
No floatation or blow up toys due to limited size in the pool
Violators will be asked to leave the pool and may lose pool privileges. 
There have been circumstances in the past where Parkwood Hills Pool has had to be closed for both broken glass and solid waste in the pool. These are avoidable accidents so please be sure you do your part in adhering to the pool rules for everyone’s enjoyment. The HOA will ask homeowners who violate the pool rules to reimburse the HOA for any associated costs and may lose access to the pool.  
 
One key per household. Replacement keys can be purchased for $20. Please contact CAM, Bryancharcut@camkc.com , for replacements.

Annual Community Meeting

 

Please mark your calendar for the next annual Parkwood Hills Homeowner’s Association meeting which will be held Wednesday May 1, 2019 7:00-8:30 p.m. at Liberty View Elementary School.  As the value of your home is probably your largest single investment, by supporting the Homeowner’s Association through attendance at the annual meeting, volunteering, and dues, you are helping to protect the value of homes in our subdivision, including your own.

 

The Board plans to provide updates on many items and will have presentations from each of the volunteer committees.  We would like to keep the meeting within the scheduled timeframe, and would like to recognize additional discussion topics in advance of the meeting.  If you have any specific agenda items for discussion, please e-mail them to our management company at BryanCharcut@camkc.com prior to April 20th.

 

PWH will be holding elections for three open Board Positions on the 7 member Board.  If you are interested in serving on the Board, please contact Bryan Charcut at Bryancharcut@camkc.com.

 

 

Free Annual Dues Drawing

 

We will be holding a drawing at the annual meeting for one year’s free homeowners’ dues.  Dues must be paid in full at the time of the meeting. Registration for free dues begins at 6:45 PM and ends at 7 PM.  Anyone arriving after 7 PM will not be eligible for the drawing. The drawing will take place at the end of the meeting, and the homeowner must be present to win.

The 2017 operating budget will be distributed on the website shortly but we wanted to confirm the annual due will remain the same as the last several years and be $350.

Homeowner’s Association Dues
 
The annual due for 2017 is $350. The annual assessment is due without any additional fees by March 15th. The Homes Association Board has dedicated significant time and energy determining how we can improve our annual dues assessment.  We recognize that January may not be the best budget timing for all families, so we have strived to provide more options to our home owners while still meeting our financial obligations.  As a result, we are offering an expanded payment period with a flexible rate structure for 2017.  The rate structure will be broken into four tiers as outlined below:

The PWH HOA annual dues payment is utilized to maintain and improve our neighborhood for the items such as:  common ground lawn care, entryway maintenance, swimming pool, landscaping, social activities and neighborhood improvements.  The majority of our expenses are incurred from late-spring to early-fall in support of these efforts.  As a result, all payment tiers options will close on June 18, 2017 and all 2017 HOA dues should be paid in full by that time.

Dues that are not paid in full by July 1, 2017 will result in the initiation of the lien process.  Reminders will be sent per the scheduled timeline.
